@Roland CordarThe technical name of the 1031 is a "1031 Exchange"... the idea being you are exchanging a cheaper property (ie. building) for a more expensive one and saving on the taxes in-between.  

However, the company is small and not reliable, so I am looking to switch to a more trustworthy insurance company that offers reasonable premiums.

I've read that adding a layer of drywall helps more, but it's a more intrusive process.- Be clear/upfront about it in the listing description and the photos.
