I would Google the property to see if it comes up in a Facebook marketplace or group post just to ensure you're talking to the actual contract holder.There are a lot of novice wholesalers out there, some with malicious intent but many are cutting corners looking for a quick buck.

If you can prove malicious intent by the tenant, you may be able to make a claim against your insurance.Consult with a lawyer, but if you proceed with legal action it is likely the only one to make money will be the lawyer.good luck

One piece of advice: really get to know the sub-markets (block by block in some areas) and run conservative rental estimates so you don’t get surprised after closing.

I just got blocked I list all my rentals on there so I opened a new page and listed a rental and got Blocked the same day. 

I couldn't modify or delete the listing and I couldn't block the calendar.

There's no substitute for boots on ground assessment as block to block varies.If you're using a good property manager they should be able to guide that for you.
