Have some real estate, own stocks/ETFs/mutual funds, own some gold etc.

., My partner and I were looking to buy a second home to rent. cost 400 000. downpayment 80 000.My partner says investing in SP 500 is much more worth than buying a rental.

I don't know...The podcasts talk about how real estate investors should aim for minimum 10% return on rental property since stock market gets around ~8% and doesn't require any work. 

I like single stocks and only Blue chip stocks I wanna have my whole portfolio owning between 3-6 stocks I've read books, and I will not be doing this blindly, making sure to check the charts almost daily, using the moving average to say sell if I need to because the stock is at an overpriced point and especially if its about to dip a significant amount so do that daily and be on the look out for that amungst my stocks, Ill also go on google and search "whats the financial standing of said business" if the news is good and thiers no issues with the company and the moving average doesn't arise concern ill not sell or cut losses I just hate how slow the index funds are, is this smart I feel like ill do better if this is my plan, but also looking for insight let me know again ill be monitoring the stocks I own like a hawk.Stocks BRK-B 33.5%Nvidia 33.5%Dollorama 33.5%-----------------------------------stocks Id buy if the price isn't crashing currently.Google/YouTubeApple AmazonNetflixAmerican expressVisa current networth 45k 

if you buy a property in all cash, it will cash flow well, but your return won't be that great. 

That's why it did so well in the 70's - and that's why mortgage rates were so high then.Now, all that to say that buying real estate has NOT changed.

@Cody M.it's a good question, but it's difficult to answer because it depends on your goals, risk tolerance, timeframe, access to deals, and many other factors.i do both, i invest in index funds and buy real estate directly. 

The market in general, for long term buy and hold rental properties, is very tough right now.
