We've also gotten near new units from private parties like when they are moving out of state, and don't want to move the appliances or people giving up housekeeping to go to independent/assisted living.On the other hand we don't buy washers and dryers except for luxury condos. 

@Javier Rosales  Most of our units are single family detached house, we don't supply washer and dryers except when left by former owners or former tenants.

Paving the driveway, fresh paint or repairs to stairways/decks, adding some landscaping or a tree, and upgrading appliances like washers/dryers can all increase perceived value.

Large lots, green space for a play area, large sheds for extra storage, an outbuilding with a full size washer and dryer, ample room to park a couple cars at each lot, fenced, street lamps at each lot, gated entry for security and privacy, community mail box, etc. etc. 

For a luxury condo/apartment we usually have supplied washer and dryers, and sometimes for a standard apartment also, but some apartments just don't have the room or the facilities for washer and dryer. 

Added washer and dryer hook-ups and installed the machines.
