Hello All - Currently doing single family rehabs but want to get into commercial properties.

Do you generate leads for residential or commercial real estate? 

Insure as Personal property and not Real Property.Also if you’re near a major city, I would do the land subdivisions.  

With your 5-unit (Commercial) purchase, it's not likely you'll be able to find a new lender AND close within the next 28 days.

For a purchase analysis, I would have included the cost of management in the expenses because that is a normal expense associated with a commercial building. 

For all the property managers out there, how do you typically evaluate your janitorial needs for commercial buildings (what are the most important things that help property managers (price, quality, et.).

I currently work in commercial real estate and am incredibly interested in investing in real estate and work part time at a restaurant for extra cash to save for investments.

Commercial appraisals often take around 30 days, and with the holidays coming up, timing will only get tighter.
