I am curious to hear peoples thoughts on salesperson vs brokers license when starting out, are there any disadvantages to me getting the brokers to start?

While it is still profitable, I've been struggling with being at a disadvantage against competition and I often don't enjoy what I do. 

If you overpay on the front end, you have already started at a disadvantage. 

Your lender needs to put together a financial package that doesn't put you and the deal at a disadvantage, ie. points, origination fee, interest, draw fees. 

There's also the fact that if I raise my price 15% to compensate for the change and my competition does not (didnt hear about it, not sophisticated pricing operator), then I'm at a disadvantage as I'm now higher priced than them

If I were you, I would put the washer/dryer in myself, and here is why: as you mentioned, almost every unit in the complex includes one, and without it, you clearly have a disadvantage.
