I recently converted a detached garage to a separate dwelling (ADU) that had its own permit and CO, and took action going in to make sure that it got considered both separately and in addition to the main house on the same lot.

If you weren't living there you could get a dwelling policy that only covers the building (since the contents wouldn't be yours.).I would go with an independent insurance agent, because they can shop a number of insurance companies for your best rate, whereas if you just went with a "State Farm" or "Geico" type company you will just get their one rate.

Are you talking about studio apartments or one bedroom apartments or single-family dwelling homes?

In most places that setup is house hacking, not a separate ADU, unless the code allows a legal second dwelling with its own kitchen, parking, and zoning approval.

I find real estate investing to be something i'm sure to dwell into.
