If you could give one piece of funding advice to someone doing their first flip, what would it be?

They are paying $12000 a piece for rent.

This was before you tube craze, so I'd buy a 1K course or read a book, things would go in one ear and out the next and I completely procrastinated on doing any actual work.  

With a bit of strategy, it’s possible to create a high-end look without overspending by focusing on durable, mid-range pieces and adding personality through art and lighting.

Certain areas are still hot so they can be picky but that's a small piece of the pie

It should last at least a couple of years.And, since Teflon pans can be problematic, I'd stay away entirely: Stainless steel is your best bet.There's really no excuse not to do this: Walmart sells a 14-piece stainless cookware set for under 100 bucks!

And if I didn't understand the financing piece of real estate then I could have gotten stuck with properties with really high interest rates that could have made many of my properties negatively cash flow for a long time.
