Those two apps are the biggest players in the industry right now.I haven't kept up with Yardi so not sure how they are exactlyBut both of these can pretty much do custom reportsAppfolio offers custom report builder so you can pretty much build your own report to what you are looking for.For the fees, are you referring to like markup?

I personally do not like using social media (there's so much hate and negativity) so I am limiting my engagement to the forums where like minded individuals reside. 

Agree with the HML suggestions above, but if you'd rather get your 'hands dirty' (ironic, for passive income, I know) - you should think about partnering with an experienced player. 20-30k a month does not come from a small property or portfolio - and you should always walk before you run.

My recommendation is to go to AAPL or NPLA events to start meeting with some of those players. 

It has been beneficial for me to know the areas, local players and be able to see subtle changes in neighborhood.
