Never hesitate to ask service providers to explain the rationale behind their recommended course of action. 

Not many private investors will do 7% over 30 years fixed.Personally for long term rentals, I've had good success working with local banks or credit unions that could provide purchase + rehab financing.

What would be the point of you providing proof of funds for another person? 

I'm sure some of the bigger groups with 10k+ members have people in your state who can provide a recommendation.

But you should have a good lawsuit against the providers of false information and save others from facing false claims.
