I have a few gold fans in my family and their argument has always been that gold is better than a savings account.

Gold is to speculative in my opinion. 

Planning on investing in a blend of ETFs, some gold/ silver ETFs, etc.

Don't get me wrong, there are still some good people offering good free advice but it gets harder and harder to come back and look for meaningful posts because you have to wade through so much garbage to find any nuggets of gold.

I have heard airdna.co is the gold standard for this...but it often doesn't match what I'm seeing when I comp shop properties in the area on airbnb.

They said Newark would be a GOLD MINE back in 2005 when I started working in real estate down there and look what happened.

MyRental by CoreLogic is another reputable platform.That said, the real gold is in pairing the credit/background check with income verification from the source—not just a paystub or PDF.
