If your strategy is forced equity then refinance to recycle capital: this works, but cash flow will be razor-thin or negative with leverage.

Buying a 23 year old, high mileage convertable Porsche 911 is a bad financial decision.

There seems to be a quality problem with the two major alarm compnaies (Kidde and First Alert). 

So we have 2 adjustable beds (1 split-king and 1 double) with high-end mattresses, massage function, etc...

The exception is if you are a "Real Estate Professional" but Highly unlikely you would qualify. 

But are there any gap or down payment lenders in this space that will take an equity stake in the property or charge a slightly high rate for doing so?

I think 90K is a tad high.

I'm looking for quality, long-term partners, not just the lowest bid. 

Most investors are sitting on the sidelines right now because of high interest rates.
