Traditional 3–5 gallon tank heaters are simple and cheap, but they keep water hot constantly, which wastes energy if usage is infrequent.

Carmel, of course is hot, but Hamilton county is also seeing a lot of new construction.

Hi- Looking for input: Keeping details high-level for privacy. 3–4 bed SFH, ~2,000–2,600 sf, 2000s build, water/preserve outlook, NO private pool, standard HOA (not a resort community).

Confirm local cold-climate specs and size correctly; add dedicated electric hot water per unit.

Replacing aging water heaters is also smart—it improves reliability and can be a selling point later.

Someone used all the hot water , this one didnt clean the bathroom , why are there dirty clothes piled over there . 

Need to keep the following in mind: 1) You will need a good team including attorney, RE agents, handymen, etc.. at a minimum. 2) You will need to rely on these people from a distance. 3) A hot water heater or other repair items from a materials standpoint is going to cost relatively the same.

HOA unfortunately won’t allow a hot tub so was thinking of installing a sauna and steam shower with heated tile bathroom.

Then magically you'll get "declined" and never hear from them again.Another variation of this is washing hot checks.

I'm not trying to be harsh, but "forcing" a deal has gotten me in hot water in the past.
