If one thinks of these as individual real estate portfolios rather than as speculative stocks, and therefore has the ability to ignore short to intermediate term market fluctuations, I believe  they can offer a superior investment opportunity for passive real property investment. 

If the personal income, credit and assets are being utilized to qualify it title, note and deed need to be recorded in the individual's name. - Can the note/deed be transferred to an LLC or Trust after closing?

An LLC can provide benefits if managed correctly, but incorporating in WY adds no benefit from a practical standpoint.

Fairly inexpensive (not tied to revenue), but requires a lot of "manual" attention (in the form of cutting and pasting email addresses and communicating individually with each lead, many of whom are non-responsive because the platform is a confusing mess).

It is usually cheaper to insure them individually as you can better match the risk to the best carrier.
