Paving the driveway, fresh paint or repairs to stairways/decks, adding some landscaping or a tree, and upgrading appliances like washers/dryers can all increase perceived value.

Moral of the story is they seem to be being bought and sold very quickly at prices way more than what their value is being assessed at.

Basic answer, but to increase cash flow you have to increase income or reduce expenses. 

I learned in the past week the housing authority in my area stopped approving rent increases May 1, 2025.
