The belief a lender will be impressed by a complexed spreadsheet is a fallacy. 

It is misguided for the average Joe with no experience or contacts to think they will be able to quickly live off rental income only.

Aim for a base hit, not a home run; one solid, boring rental you can actually manage builds belief and opens the next door.
