By definition an egress window must allow free passage through the window, when opened for a fire fighter fully equipped including with air tank. 

So that's what you are eligible for.Now, this is not your situation, but the new law does allow anyone who bought in 2025 and started operating an STR, even before passage of the bill, to get the full 100% bonus depreciation.

With the passage of Trump’s “Big Beautiful Bill,” we’re back to 100% bonus depreciation for qualifying properties acquired after Jan 19, 2025.That means investors who buy smart this year and do a cost segregation study could potentially write off tens or even hundreds of thousands in year-one losses. 

The package is not law yet - but passage seems like a formality, as there has been no discussion or opposition to the reinstatement of 100% bonus depreciation aka the short term rental tax loophole. 

Time will tell if the Mayors bill wins passage.
