If your main goal is cash flow, multis help get you there quicker.Value-adds: Adding bedrooms, finishing basements/attics, or updating layouts to allow higher rents usually moves the needle more than cosmetic-only upgrades.Cash flow after refi: Run your numbers conservatively assuming higher interest rates, property management, and maintenance.

Also there will be infrastructure development Up here in Oregon silicon forest they wont allow anymore of them. take up to much room ( oregn is land limited and as stated does not move the needle enough for the local economy once up on running..
