We paid just over $80K for this property on the edge of a town of ~5,000 (within walking distance to a nice park and grocery store) with ~7 acres and an adjacent (now empty) building lot included.

We use to leave specialty chocolates we could get from the grocery store.

It is important that we work together to sustain cleanliness and good housekeeping and keep the premises looking nice.

I need a comprehensive solution that can:• Track the property from the initial purchase through ongoing management• Record and categorize all rental expenses• Allow me to scan and store receipts digitally• Monitor additional costs associated with the properties• Track rental income and proceedsI would appreciate any recommendations or suggestions you might have. 

Regardless of your level of plain/simple vs rustic vs fancy, you can do it for much less by just going to used furnishing stores (primarily).I used both 1) high-end second hand stores (meaning not primarily Goodwill and Salvation Army), and 2) lower level antiques stores where they have decent pieces for say < $500.

Include basement and attic as existing.Turn off the water (if not needed for heating) at the street, and transfer all utilities into the owner's name.You may remove and properly store any tenant items left behind, and that is at tenant's expense (collect that amount before you release the items).
