What are the methods you're using? 

I’ve used the BRRRR method nearly 40 times, and it’s still my favorite way to grow a rental portfolio that pays for itself.

Great question Bill, a lot of investors hit that “fish bowl” wall when it’s time to scale.

I am currently paying additional principal ($4000-5000 per month) spread out to most of the properties but was wondering if it will be better to apply all of the additional payments to one of the house pay it off and then move to another house?

(in my area the soil of each proposed lot has to pass a perc test if the properties will be on septic or be able to connect to the city sewer if not... you'll need both legal access and physical access... the lot will need to be level enough to build on, etc. there is a lot more to look into but those are the big ones). 

To have a well performing site in MN, yes, you 100% need to either be one of these sites, or adjacent to one.
