The only issue is that its tucked against the highway and basically at the end of a commercial street with geographic barriers all around, so theres really no opportunity for any other development ie multifamly etc in that vicinity.

Also with increasing traffic lot of times if I drive I see some properties too far from high way where tenants may not like to rent as it takes like half an hour for them to get on to nearest interstate high way for work

As long as youre surrounded by the 3 H’s (Highways, Hospitals, Hotels) I think STR/MTR is still alive but you have to be creative with the deals.
