Not sure about everyone else but I often see people copy and paste replies.

Through the process, pre-approvals, agents, searching, etc.. became clear that we'd be taking on additional expenses with a big mortgage to get our dream house (pool, staircase, yada yada...)

Last one - flipped to a completely paid off STR in Mexico and our dream property and eventual riverfront STR.

If they don't hit a certain score, we refer them out to other people. 

Break it once, and people remember.

Most investors I meet don’t realize you can buy the mortgage, not the property.
It’s a great way to build cash flow without maintenance or vacancies.

Most of these guys are selling dreams and classes vs success and long term investment success. 

My phone would ring off the hook all day long with people trying to make my dreams come through by buying our non-performing loans for 30 cents on the dollar.

Get clarity from the two contractors and vet the remaining people and work as you did at the inception.
