It really depends on how much capital you have to purchase and renovate, and what the ARV of each property is.Investigate your local market by visiting properties in person to get a sense of the market.

I’ve been building a portfolio through creative financing and just closed on my second Contract for Deed deal.

I could assign the contract for a quick $15K - $20K and am out. 

Now the lease is up for renewal and Dollar General wants me to sign a contract for 6 years with no increase in rent.

If the deed or loan is still in your personal name (which is common even when the LLC “owns” it functionally), they include you to make sure there’s no gap in coverage.
