Does anyone have suggestion on how to streamline due diligence, locate more quality candidate investments, or just operate a healthy investment portfolio for this area of real estate?

If you have investor money in the deals and you want higher quality reporting, then Yardi or RealPage are good choices. 

Was initially planning to hire a property management company, but after some discussion and given the property quality, I am going to self-manage.

Based on my observation A, B areas more quality tenants, less evictions, less vacancy, less maintenance, more long term good tenants. 

The lead volume per unit we get is down, however, each lead we get is more likely to lease than in previous years, so lead quality has actually gone up.
