If not, send the tenant a non-renewal notice (state specific) and proceed accordingly in a legal manner.

@Sami Gren We issue all renewal notices using this language and have not encountered any issues to date.

But there is something to be said about the simplicity of a single policy, renewal date, premium, etc. to manage. 

Maybe at renewal write that in if they want to stay.  

At this point, I'm guessing you should clear it but - with statutory notice prior to the lease renewal, make it part of next lease.I'm reasonably certain that if you ask them to clear it and they get hurt, you will be liable.
