For those doing buy-and-hold loans — what DSCR requirement have you been seeing with lenders recently?

The big issue is Hard money lender requires interior pictures.Can I change my lender and have another one who doesnt require visiting the property?

This is the first one we have started after the new legislation went into effect which requires all a public auction be held prior to the issuance of a treasurer's deed (CO Rev Stat § 39-12-103 (2024)).

I would work with the PM company to get a poll out, or since you were there for a long time and working with the tenants directly you should have their contact info and can poll them directly. 

This is the #1 argument I'd buy into is if it's all just BS to get elected because it polled well.

They have to follow stricter requirements and there is more recourse, even in a business purpose loan. 

Hey @Jaycee GreeneI'm not looking to become a lender :) However, my background is in software (startups and big tech like Google, etc) so I'm interested in learning how specific pain points that I've encountered as a borrower could be solved and that requires a bit of diving deep on both lender and borrower sides!

Mostly looking for advice on whether people filled themselves (or if they have a service they recommend), whether they have a separate bank account for each LLC, what they did for insurance and what they did for the various annual filing requirements.
