Personally, in the Midwest, my buy box leans toward undervalued multifamily or single-family homes in growing rental markets—more predictable cash flow, plus upside when neighborhoods turn.

I even had one trigger just from heat (not humidity) in a vacant second floor unit in the middle of the summer.My solution has been to ensure those conditions are not created in these spaces, whether than means opening a window in the basement and using a box fan in the summer, or cracking open leeward windows on the second floor (in a manner to prevent water intrusion during heavy rain) on opposite ends of the building to create a bit of airflow in the summer.Lastly, I'll throw this out there in the category of "trust, but verify" - are you absolutely sure this is not tenant caused?

TLDR; Looking for someone who knows the area and 203k process to help me get clear on my rent estimates in New Bedford, and to help advise me as to whether or not I have a good deal.This is probably going to turn into more of a brain dump than anything but I'm looking for some help getting clarity on my path.First things first, I'm currently pre-approved for a 203k loan up to $450K in the South Coast of MA, currently looking for what will be a house hack in New Bedford & Wareham since they seem to be the only areas in my search box that consistently have multifamilys.

Additionally, researching and calling the company can help you get in front of the right person.Also, find the local office for the following brokerage firms, and then get on their email list for new deals and search their existing deals:● Marcus & Millichap● Newmark● NorthMarq● PPA● Cushman & Wakefield● CBRE● JLA● GREA● SVNGo further to set automatic notifications for broker sites and the likes of Crexi and Loopnet.When choosing a market, it's important to look at the city overall, but also to consider the micro-markets within it.
