My initial findings and thought on overcoming that hurdle were to find properties that would still get financing with long term rent numbers (obviously shrinking the pool of metro-area properties) and then pivot to by-the-room after closing (also didn't state this in the post but I plan on financing through DSCR if that helps anyone else responding).
