Is it possible to gain REP status while working with an out of state PM?  

There are a lot of things that need to address for a PM company between compliance with the state, local rent control in a lot of your area you'll be covering, a lot of competition that is in your area, marketing/ads, and so much more. 

Also, how to find out of states agents in contact with investors and good at finding off market deals?

Denver is a great market and there are also several great PM companies here, just sayin! 

What are some experiences you have all had with this and how have you gone about finding a full team when investing out of state.

I had a contractor out to fix a couple things in a rental property for an out-of-state client, and I said these things weren't ever addressed by the property management company.

Out of state investors look for cashflow which tends to be in lower class areas.

When I stated I had no money, no savings and a low level entry job with 9 months on the job.

probably not a property a random out of state investor would want to buy and plan on not spending anything on though, yes? 

This should automatically happen if your escrow company is owned by the title company or if you use a closing attorney.
