I tried some websites and set up some alerts my buy box but not receiving any alert update emails.

They also want the convenience of accessing their box at home rather than going out of their way to a specific location. 

It's hard to find a deal that's going to check all those boxes but if you buy it as a LTR and you still have options you are on to something. 

I was born and raised in Detroit,  but want to create another stream of income.  

This person should have a teacher's heart and be able to connect you with the other members of the team you will need like investor friendly contractors, inspectors, lenders, and so on.In your position, and frankly all of our positions, you want to live below your means and have as much free working capital to invest, give to causes you care about, and save for emergencies.Then, look to add income streams by renting rooms to others or spaces for storage-even if you rent. 

Partials can be great if you price the yield right and lock protections tight: buy a defined stream of payments with a clear first-loss/recourse waterfall, recorded assignment, third‑party servicing, and a reversion clause if the payer defaults or pays off early.

Look for one that handles the restaurant and any other income streams as well.

My goal is to create a second revenue stream for myself and work closer to the life and financial freedom I want.

It’s not a “set and forget” strategy, but with good systems and patience, it can be a reliable income stream once you get the hang of it.

Study the market comps to see what similar properties are trading for and understand the income stream that the property will bring in.On the management side, make sure that you treat it like a business.
