Hi im a wholesaler in el paso just starting out ive networked a bit with investors/cash end buyers, (if you are one im still open to more) im stuck finding leads for motivated sellers , ive used websites, doorknocking, cold calling but i cant seem to find quality leads to close my first deal. please help!

Their claims include:Mold and old food around stoveMold on wallsBlood stains, dead insects, dust throughoutDirty stove/microwave, bathroom unsanitaryWindows unclean with missing/damaged screensGeneral filth, unswept floorsShowerhead replacement neededThey are demanding deep cleaning, mold remediation, replacement of window screens, painting, etc. and state they will withhold rent until this is completed.
