Also consider that what you're offering will then require that they SPEND money that they'll have to get from some other job(s) to take this beach vacation. 

Many of these tenants also took such good care of their homes that very minimal RentReady repairs were needed.

Regarding Estes Park, there are many layers to the regulations but paying attention to homes within accommodations zoning and transferrable STR licenses are usually the quick wins.

I have found a riverfront property that is currently being used as a vacation rental (and has been for years) and I plan to keep it as a short-term rental property.
