Hi everyone,I’m considering buying a 2,500 sq ft commercial property with this deed restriction (in place until 2037):“Neither Grantee nor its successors, assigns or legal representatives, lessees, or sublessees, shall conduct or permit the conduct on the Property of, and the Property shall never be used for:(i) a grocery or convenience store selling at retail any food or food products, dairy products, beer, wine or other alcoholic beverages for consumption off the premises;(ii) the retail sale of any food or food products, beer, wine or other alcoholic beverages for consumption on or off the premises.”My plan is to use the space as an event venue (birthdays, weddings, baby showers, etc.), where renters bring/cater their own food and drinks.

Italy wine and food is better.  

I've seen a few that looked amazing, like a magazine layout and also more than a few where I clicked off the listing because if I saw one more picture of a croissant with wine glass on a tray in the bed I was going to fall asleep. 

Don to add to this .. one of my bizz partners in Napa was good friends with A Palmer and A palmer used his name on my buddies wines..

The county in the Finger Lakes Wine country where I have several properties are considering banning STR's as well.

Buy at regular prices and buy wine in addition to your whiskey (our margins on liquor suck - we're lucky to make a few bucks on the average bottle).

Napa Sonoma Lake co wine country.. the gold country.. lake Tahoe  North of Tahoe Greagle Plumas county  south to Sonora and those areas..

My wife is also a high income earner--she works in the hospitality and wine space.
