its like going from PDX to Lincoln city or Seaside on a holiday weekend it can take hours to get through the first traffic lights.. first time I tried to go to lincoln city and the traffic stopped 20 miles from town I just turned around and went back home.. :)  not sure how it is your way with going to newport etc.. probably not as bad since the population is a fraction of PDX metro. 

Second - For me to book it for a weekend in early August, it would be $265 per night.

It can just be way too high or way too low.I also think if you go in enough houses for sale you can get a pretty good idea of where the comps are.You could also ask every realtor you meet if they could send you a CMA with 10 sold properties on it or maybe the 10 lowest sales around it.Visit 10 open houses on both Sat/Sun every weekend for a couple of months. 

The seller had been informed of the incident by the fire department, who shut off the water—but this material fact was never disclosed to us.We signed the closing documents through a notary on a Friday and did not learn about the flooding until that weekend, when a prospective tenant visited the property and informed us of the damage.

Figured I'm not going to be doing anything important this weekend so might as well drive there and see the city for myself.
