My area is relatively low crime, but had one place that someone broke a window to get in.... probably a homeless guy looking for a place to sleep....got scared when neighbor turned light on.I put in a SimpliSafe unit... portable, easy to set up, multiple options- you can use a webcam and get alerts on your phone and future tenant can pay for full service if they want.

In fact, my dk plan for a long time has been "identify the property in foreclosure, DK 5 properties either side of that house as "a realtor in the area saying hi", then have a difference conversation with the owners in foreclosure, so it is targeted rather than needle in a haystack.

For example, let’s say you climbed to the top, and sell million dollar homes in Beverly Hills as in investor, I mean there isn’t much fix& flips you can do with homes worth $20million+ also, long term rental income would be low, even though the location is desired, just because if you dk research you can see the vacancy rate is high.
