Hey @Mat Garcia, there is a reason for that. 

I was under the impression (perhaps incorrect) that pet fees could also go to greater wear & tear on furniture and the extras we provide for our dog guests (poop bags, bowls, mats, towels, treats, etc.).

Leased amounts total $35k/m at NNN (so advertised) but not sure how that works with multiple tenants.

While it's great to self-fund, it also restricts us from grabbing a great deal that comes along when we are cash strapped.

So don't strap on cap-blinders and think that will steer you straight, it won't. 

And watch utilities if you will be responsible to pay them after move-out, people often let utilities slide when they are strapped for cash.
