I know you here a lot on BP about getting more money renting by the room, but your headaches go up proportionally as well.

If you spend 10 minutes a day looking at what's for sale and selling in your area, at what price, and how long it sits on the market you will know as much or more than anyone else on the planet about the market dynamics of your area in a few weeks to months.

Even if you plan to self-manage, it helps to start building relationships now.

A clean, modern bathroom helps attract good tenants and can reduce future maintenance problems.

If there are any other strategies or people in departments that have tips for me I am open to learn them I have done extensive research before to get to this point. 

The higher interest rates help to offset the risk.
