Is it sketchy / any red flags to not have all owners on the loan?

The owner has the property listed at 500 ft.² more than it actually is because they are counting an attic that has three mattresses on the floor and it is an attic staircase, not a staircase to code, but the town has assessed and is taxing it at that square footage.

I'm Philly-based and work with a lot of buy-and-hold investors doing exactly this kind of play in Norris Square, West Kensington, and North Philly.Whatever you do, you’re close — just try not to let the “perfect plan” keep you from making a good one happen! 

There is a recent "anti-gentrification ordinance in Logan Square", perhaps this is a hurdle.I suggested a few solutions:  1) talk to a lawyer. 

Or a red flag that the GP is getting liquidity now, and the next group might be stuck trying to exit 5 years from now?
