I'm looking for some tips/things to note when first buying a rental property, such as closing cost estimations/other fees, process of applying for a loan, when to apply for a loan (make the offer then get the loan?)

Any tips on where to get started would be greatly appreciated - originally looked into house hacking but we aren't sure we want to down size from a house into a duplex as we enjoy our privacy. 

I have investor friends who are seeing great success with long-term rentals in Oklahoma City (OKC) and vacation rentals around Broken Bow.One tip, create this same post but with Oklahoma City in the location so investors in the area will look and respond to it.

One tip: line up your financing options early, especially if you plan to refinance quickly after rehab.
