Rent control can lead to blight.  

We contacted Toledo-Lucas County Health Dept. and found out the property had a lead control order which was not disclosed by the seller when we purchased the property.

I keep seeing investors spend real money setting up Wyoming or Delaware LLCs for “extra protection” instead of simply filing in the state where they own property or operate.

If they de-prioritize the account in search results because of the cancelations, that could potentially tank the listings of all the other owners using the same PM.It's a mess.Airbnb sticks it to PMs - and homeowners - every chance they get.  

Rachid - the best course is to review the rent control ordinance to see if there is a definition of "Rent" or related terms.

A standard NC lease does outline who is responsible for pest control services, so check your lease for the specific language.

Word of advice, when buying this house hack do not buy it in a town/city with crazy rent control, once you become a landlord rent control can stinks if you do not know have to navigate it. 

Have an 82 year old rent control tenant who is no longer able to care for herself.  

As long as it is a legit pest control company that is licensed and insured, give them access.

Curious though if you have other paras or intend to bring on more folks on the legal side since most the others are ops and CPAs?
