Marisa,One piece of advice is consider investing out of NY and in other states like IN, OH, TN, FL, NV, MO, and more to get a better purchae to cash flow ratio. 

It is almost 2k brand new.When you buy a quality piece of wooden furniture, it is durable but the main thing is they are easy to repair.

This was before you tube craze, so I'd buy a 1K course or read a book, things would go in one ear and out the next and I completely procrastinated on doing any actual work.  

If you could give one piece of funding advice to someone doing their first flip, what would it be?

Each probably weighing at least 1, if not many tons, a piece.

Turn off your phone, pull out a few pieces of paper and sketch out where you want to be. 

If that piece is solid, I’d be curious to look into it myself, maybe even test a unit, because the speed and cost advantages are definitely attractive in today’s construction environment.A couple of thoughts from a practical/operator standpoint:1.
