You mentioned 20k finder's fee (is this for each property sourced or a one time fee for their program/etc), 10% maintenance fee on gross income, $18/SF design fee.

Deferred maintenance, inadequate capital reserves, self management, “off the books” payment to employees/maintenance staff, free rental months to skew gross rental income, recording expenses to a different property, and recording of phantom income and phantom tenants makes me very suspicious of any financials provided by the seller.

$82k gross on a $700k purchase is not ideal at current rates.Margins are slim, and I worry that you are underestimating costs and potentially overestimating revenue (I would not take Rabbu projections at face value).Margins are slim, down payment amount is high.

i'm direct-to-seller on the east side (i'm a realtor) and would love to connect. i like the east side (48215 and 48224) bc the communities around grosse pointe sell/rent well (grosse pointe is an affluent surburb that borders detroit on the east side). i've lived in both zips and personally like 48215 best, but 48224 is def one of the zips most popular with investors. it's got lots of quaint 1920s brick that move pretty quickly. would love to connect with y'all who're investing in detroit.
