There's usually 30-60 people there and it's a great place to meet several different types of investors - wholesalers, flippers, lenders, contractors, etc. 

When people put down less than 20% they typically have to acquire mortgage insurance which covers the bank in case of foreclosure for higher than 20% down. 

People like feeling empowered, and I think everyone is feeling a bit exhausted of marketing & advertising.
