Instead of spending an hour in Excel, you plug in the basics (price, rent, expenses, loan terms) and it spits out NOI, Cap Rate, DSCR, Cash-on-Cash, and a simple green/yellow/red recommendation.Right now it’s just a Google Sheet that exports a clean one-page PDF like this.
