I have an Excel sheet I use to underwrite LTR deals.

I don't have an excel sheet or any other sort of underwriting resources, so I was hoping someone here could share theirs.

I am grateful for RTR's business model that empowers investors to "grow as you take action", but achieve an excellent outcome because of the support and excellent processes in place and a committed team.

I've never had more than 3 rentals at one time so easy to keep track and in excellent neighborhoods which I'm sure reduces financial issues.

I googled, read one afternoon and invented my own chart of accounts that I have used for years, with subtle changes as needed.That's excellent that you have the knowledge and experience to create the software!

A lot of investors keep it simple in the beginning with Excel or Google Sheets—it gives you control and flexibility.

Instead of spending an hour in Excel, you plug in the basics (price, rent, expenses, loan terms) and it spits out NOI, Cap Rate, DSCR, Cash-on-Cash, and a simple green/yellow/red recommendation.Right now it’s just a Google Sheet that exports a clean one-page PDF like this.

The near future will make it more difficult but it will get better and better every year and all of the sudden you'll be in excellent shape. 

Is it just Excel/Google Sheets, a time-tracking app, or something else?
