When you start utilities on the properties just purchased for STR purpose under an individual name but will be transferred to an LLC soon, is that better to wait the LLC to be done first then start the services, or turn them on as soon as possible to reduce the downtime to get ready and change the ownership to an LLC for the utility companies?

My experience over 48 years investing in real estate 20% of foreclosures result of circumstances beyond debtors control80% of foreclosures result of poor decision making, inability to manage life/money, etc (self inflicted).It can be argued that our education system shares responsibility for the latter.

Do you have one lease for all tenants, or individual leases for each tenant?

@Denise Supplee and @Arman Ahmed gave good advice on leasing w cosigners, and making the leases individually/severally.Keep in mind:  there are two separate and distinct types of student housing tenants: undergrad and post graduate.What I've found over the years: If you want to deal with adolescent, underage, first-away-from-home students, be prepared for more hand-holding and maintenance issues.
