It is definitely a red flag not having a strong online presence but does not guarantee they aren't legitimate.

I asked a very simple, and very legitimate question of why not do a purchase with mortgage assumption. 

There are several online title search companies that are legitimate, where records are sourced directly from the county recorder's office.

You do have to reach out to PL to enable this feature.Matt also shared a smart approach: figure out your variable costs first, then build your absolute lowest acceptable price from there.

Assuming that the county enables the property zoning/licensing to do the conversion, what math would you run on a Padsplit conversion to include revenue potential, including total investment, and ROI? 

No location, no picture, no identifying information and just start attacking a legitimate company, I don't consider that an attack.

One significant benefit is gaining direct access to MLS data, enabling you to identify potential deals more quickly than the general public.
