Hi @Joshua Rodriguez, I haven’t done a flip on my own, but I have invested in flip projects  through my club, and from watching the operators and going through the vetting process, I’ve learned a lot about what matters in evaluating deals.

I’ve seen both sides: some investors go for quick closes, others want lower cost money.How do you decide which one matters more for your deals?

The problem with learning about any type of business/investing on Youtube, books, etc. is that many of them don't know what they're talking about and are not real estate investors, they're online course peddlers.      

In the near term, I don’t expect rental income to cover expenses, so every dollar matters.

Of course, there's the small matter of you not saying whether you did, in fact, rent out during the time in question, or not.
