There are a lot of people who want REP, but I think relatively few qualify unless you are spending a lot of time actively managing your properties.

Once you get that tenant out do the same process, permits, use same GC and redo it then put it on the market... make a lot of money..Just be aware that properties on siting on the market longer these days so make sure when it is ready you are pulling comps real time for out price (should be doing that now too before you close).
