treat it like a business transaction. split it by percentage of investment. then if someone is living in it they are paying rent, if someone is managing it they get a mangement fee. treat it as if it was any other partner or third party. do not give credit or more equity for someone doing something, as it typically does not end well especially when expectations are not being met.
