This is what I did for a cabin I built in Gatlinburg:  We took a few royalty-free photos of the area off of the internet, and submitted them to an art site online whereby they make a painting of the photo.

I just moved back to New Jersey to start college after getting out of the military and am interested in my first ever out of state deal. 

I understand in general the midwest is a bit better for LTR cashflows than most of the US.

I believe a lot of the fault lies with the investor when they buy the property, hire the property manager.

If you do go out of state first, just take your time vetting your team and make sure the numbers truly work
